Position Summary:
We have an exciting opportunity to join our team as a Operations Manager.
In this role, the successful candidate will manage the facility infrastructure and building systems in a safe, efficient, and cost-effective manner. This position supervises and directs staff, consultants and contractors who perform engineering, electrical, HVAC, plumbing, repairs, and maintenance duties in support of the ~500,000 square foot clinical and perioperative facility.
Job Responsibilities:
- Compliance with all NYU Langone policies and procedures
- Facilities Operations: Manage all engineering and facility functions for a 24x7 clinical and perioperative facility inclusive of all items below.
- Supervision: Responsible for a staff of 12 engineers, mechanics and helpers
- Ensure full compliance of all building systems, including all regulatory permits (NYC DOB, DEC, FDNY, DSNY and NYS DEC, Insurance Agencies, etc.).
- Maintain all relevant facility maintenance records for on-demand review by authorities having jurisdiction including DOB, CMS, Joint Commission, FDNY, etc.
- Prepare preventive and scheduled maintenance plans for fire alarm/fire protection, chillers/cooling towers, boilers, motors, normal and emergency power systems, generators/ATS?s, UPS/PDU/switchgear, medical gases and plumbing, facades, sidewalks, windows, elevators, etc.
- Schedule routine inspections of building including HVAC, electrical distribution, fuel oil/gas, structural, vertical transportation, roofs, parapets, gutters and leaders, parking area, drainage, ramps, and approaches, irrigation and fire/life safety, water treatment, UPS and PDU systems, emergency power generators and ATS?s, BMS, HVAC, controls and plumbing systems
- Develop, implement and maintain building operations manuals
- Training of all staff
- Capital Planning:
- Prepare feasibility studies for complex repairs and facility upgrades; estimate budgets and schedules
- Prepare contract documents reflecting scope of work, manage bids and deployment of work
- Develop multi-year capital infrastructure plans and coordinate all capital construction
- Support all capital construction efforts, including coverage, communication, support of design efforts, shutdowns and start-up. Recharge labor and materials as appropriate.
- Budgeting: develop annual operations budgets, including personnel expenses and overtime, outsourced contracts and material/supplies
- Submit monthly and annual variance reports to the Dept of Finance
- Recharge capital projects as appropriate
- Work within defined operating budgets to optimize the environment, minimize overtime, energy and contract costs
- Energy Management: optimize energy usage by ensuring peak operability of mechanical and electrical equipment.
- work in conjunction with the energy management team, senior control specialists and project management for commodity (oil/gas/electricity) procurement
- collaborate with the sustainability team to reduce carbon emissions, enhance indoor air quality and recycling efforts
- participate in the weekly executive level energy meeting
- produce monthly energy usage dashboard
- Communication and Reporting
- Ensure robust communication with building occupants, executive and clinical leadership. Presentations to executive leadership required
- Rapid response, investigation, and management of occupant issues, including HVAC, leaks/plumbing, etc.
- Develop system for and implement service calls, prioritization, and dispatch using appropriate call center(s). Ensure staff have complete working knowledge on creating, closing and tracking work orders.
- Prepare and present quarterly and annual reports of building operations, finance, energy and sustainability
- Commissioning
- Assume responsibility for managing the commissioning process to complete the 333 East 38th Street capital program through successful occupancy, punch listing, functional testing, permit close-out and contractor completion/retainage
- Perform the role of commissioning engineer for all future projects at 333 East 38th Street and surrounding buildings
Minimum Qualifications:
- BS in Mechanical Engineering or equivalent discipline
- 5 years of institutional or healthcare engineering experience
- In-depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.
- In-depth working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.
- Superior communication and organizational skills, ability to analyze and solve problems, capable of functioning well under stress and during emergencies; strong interpersonal and negotiation skills.
- Proven ability to organize and manage multiple projects simultaneously.
- PC literacy - knowledge of spreadsheet, database, scheduling programs. Experience with project management, preventative maintenance, inventory control, and supplier systems, environmental/ sustainability software and programs is a plus.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $81,325.14 - $140,285.69 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
