Rate: $15.00-$25.00 hourly

The hours for this position are Monday-Friday 10:00a-6:30p and alternating weekends 8:00a-4:30p

This position is responsible for performing ongoing, day to day maintenance as well as preventive maintenance of the buildings and grounds in accordance with Association standards. We are 'pandemic-proof' - you can work for us knowing your job is secure - we're an essential industry!

QUALIFICATIONS & LICENSE REQUIREMENTS:

Understand and have working knowledge of the components of maintenance, normally gained through prior experience, education or other source. Must have a work style that is flexible enough to respond to emergencies and rapid changes in priorities. Must have good communication skills. Must have a current driver’s license. Must be able to communicate effectively in English, both written and verbal.

Must meet the physical requirements which include lifting heavy objects up to 75 pounds, bending, stooping, balancing, crawling, crouching, grasping, kneeling, pulling, pushing, reaching, standing, climbing and shoveling snow. Often exposed to the extreme temperatures of winter and summer and inclement weather.  Subject to repetitive movement, chemical hazards, respiratory hazards, bloodborne pathogens, constant vibrating motion and inside and outside environmental conditions.

Essential Functions include, but are not limited to:

Perform assigned maintenance tasks following the policies and procedures of the Maintenance Department. Examples are plumbing problems within units, refurbishing apartments for new residents, monitoring and repair or reporting of problems with utilities, and removal of trash and laundry according to schedule.          

Perform routine inspections, including all incoming resident electrical appliances and subcontractor equipment and repair or report problems to supervision.

Perform work on the interior of the buildings, such as paint touch up, light bulb replacement, light electrical repairs, light pluming repairs, hanging pictures and rearranging furniture for residents, etc.                                                                     

Perform work on the exterior of the building, such as removal of debris from roads, walks and grounds, cleaning of walk ways, cleaning of roof drains and

gutters, snow removal and maintenance of trees, shrubs and gardens to supplement the efforts of contractor services.                                                           

Perform preventative maintenance on equipment, such as cleaning, oiling and testing utility equipment, tools company vehicles and other types of equipment, according to predetermined schedules.

Record the completion of preventive maintenance work on logs and other records according to department procedures. 

Perform functions setups which may include arranging or setting up tables, chairs and other equipment needed for an event. Remain available during the event to assist in monitoring parking lots and generally helping to make the event successful. After the event, remove tables, chairs and other equipment to return the area to its original condition. This may involve evening or weekend work.
