Maintenance Specialist - Design and Construction

Professional maintenance specialist to perform light maintenance and/or oversee repair work. This person is able to perform maintenance and repairs in general building maintenance areas including Carpentry, Plumbing, Electrical, Air Conditioning, Painting, and Plastering. Ability to manage and multi task projects with good and clear communication to employees and vendors. Maintenance Specialist is self-motivated with an attention to detail in performance of duties.



Required Education

  •  Associates degree or equivalent from two-year college or technical school or, equivalent combination of education and experience, or equivalent in demonstrated abilities.



Required Experience

  • Two to six years related experience, or equivalent combination of education and experience, or equivalent in demonstrated abilities of building and housing construction maintenance and repair work.
  • Must possess and maintain a valid California driver license. A copy of DMV driving record is required.
  • Basic computer skills
  • Knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems (including relevant equipment and tools) is a plus
  • May be required to work outside of normal work hours



Primary Duties/Essential Functions

  • Perform routine building maintenance duties, including painting, hanging of picture frames, changing of light bulbs etc.
  • Clean interior of the building, as well as machinery and equipment, and exterior of the building
  • Complete administrative duties, such as filling out forms and reporting maintenance statuses to 
  • supervisor
  • Comply with all safety and health regulations
  • Keep inventory of maintenance and cleaning supplies and equipment, and report needs to supervisor
  • Respond to emergency calls for maintenance and repairs
  • Diagnose and troubleshoot issues
  • Work with and maintain relationships with contracted vendors
  • Available after hours for emergency repairs.
  • Keeping detailed records.
  • Work with the supervisor to ensure spending is within budget.
  • Carry out any other reasonable duties within the overall function of the job.
  • Responsible for daily electronic timekeeping as it applies to the scope of this position.
  • Regular, punctual attendance as required by the supervisor based on department needs
  • Other duties as requested by the supervisor.

  • Must be familiar with using a personal computer operating in a Windows-based environment to perform rudimentary functions, or should have the ability to learn PC skills with structured training.

  • Ability to work under pressure, exuding a mature demeanor while multi-tasking in a deadline oriented environment with accuracy and consistency.
  • Ability to work independently and meet deadlines.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents
  • Ability to work collaboratively with a team.
  • Ability to exercise good judgment and discretionary skills in determining when to act independently and when to consult management prior to taking action.
  • Self-starter with a positive attitude.

Physical Demands 

  • Outdoor and indoor physical labor.
  • Ability to stand or walk for extended periods of time; ability to bend, kneel, stoop, and lift or move heavy equipment (to 20 lbs. occasionally).
  • Hearing and speaking on the telephone.
  • Able to conduct business at other offices on campus.



Visual Demands

  • Reading and writing notes.
  • Computer monitor.




  • Indoor and outdoor work.
  • Able to work in all kinds of weather.




  • Proficient in Google Apps., Microsoft Office, Word, and Excel.




  • Grade 10: $25.94 to $29.83 is the hourly compensation for this role and reflects what Azusa Pacific University reasonably expects to pay for this position. Actual compensation may vary based on the qualifications, experience, and internal equity. In addition to compensation, APU offers a competitive benefits package
